Frequently asked questions

How is this different from a free estimate?
A free estimate (like our valuation tool) is statistical and good for planning a sale price. A valuation report is an official document signed by a certified valuer, accepted by banks, notaries and courts.
When do I need a valuation report?
Most often for a home loan or refinancing (the bank requires a report on the collateral), but also for inheritance, division of marital property, court disputes and company accounting.
How much does it cost and how long does it take?
Published bureau "from" prices for an apartment report range €210–355 depending on the city and bureau, and €240–480 for a house (VAT included). The report is typically ready 3–5 working days after the inspection.
Who is allowed to issue one?
Only a valuer with a valid state qualification (level 6 property valuer or level 7 — banks generally expect level 6+). Every valuer’s certificate can be verified in the national qualifications register.
How long is a valuation report valid?
The law sets no expiry — the report reflects value at the moment of valuation. For loan applications banks generally accept a report up to 6 months old; the exact requirement varies by bank, so confirm with yours before ordering.
Does a request oblige me to order?
No. The request is free and non-binding — you receive the quotes, compare price and turnaround, and decide yourself.
