Before selling, it pays to know what your home is really worth. Here's how to estimate it realistically — without over- or under-pricing.

Start from comparable listings
The simplest starting point is to see what similar homes in your area are listed for. Check the median price (€/m²) in your area and multiply it by your home's floor area for a first range.
Choose comparables as similar as possible: same area, close size, number of rooms and year built. The closer the comparison, the more reliable the estimate.
Account for what moves the price
The median is a starting point, but your specific home can differ a lot. The biggest factors:
- Location and building — within the same district, the price can vary building to building.
- Condition and renovation — a fresh renovation raises the price, a home needing work lowers it.
- Floor and view — in an apartment block both the floor and a lift matter.
- Year built and energy efficiency — a newer, more efficient home is worth more.
- Layout — a well-thought-out layout sells better than the same square metres laid out poorly.
